Door Replacement Guide for Melbourne Homeowners

๐Ÿก Home Repairs  |  October 2026  |  By Epping Maintenance Services

Doors take a lot of punishment. They are opened and closed thousands of times a year, exposed to weather extremes, knocked by furniture and pets, and often the last thing on a maintenance list โ€” until they start sticking, rattling or refusing to latch properly.

This guide covers the main types of doors in Melbourne homes, how to tell when replacement is the right answer, what the job involves and which parts of it a handyman can handle.

Types of Doors in Melbourne Homes

Interior doors

Most internal doors in Australian homes are hollow-core: a timber frame with a cardboard honeycomb core and a thin MDF or timber skin. They are light, inexpensive and do the job well for most internal applications. Solid-core doors are heavier, provide better sound isolation and are common in newer builds for bedrooms and home offices.

External doors

Front and back doors need to handle weather, security and insulation. Timber external doors are traditional and attractive but require periodic maintenance โ€” oiling, sealing or painting โ€” to prevent warping and moisture damage. Steel-skinned or fibreglass external doors are more durable and lower maintenance, and common in newer Melbourne homes.

Sliding doors

Aluminium sliding doors are a fixture of 1970sโ€“2000s Melbourne homes. The most common problems are worn rollers (causing the door to drag), bent tracks, worn weather seals and broken handles or locks. Many of these can be repaired without full replacement. When the frame itself is bent or the glass is cracked, replacement becomes necessary.

Bi-fold and cavity slider doors

These are common for robes and laundries. Bi-folds suffer from bent hardware and misaligned panels. Cavity sliders can jump their tracks. Both types are generally repairable but replacement is often straightforward when the whole unit has reached end of life.

Signs It Is Time to Replace a Door

The door does not close or latch properly

Some degree of seasonal movement is normal in timber doors โ€” they swell in winter humidity and shrink in summer heat. If a door has always fitted seasonally, planing and adjusting the strike plate is usually enough. But if a door is permanently out of alignment and no longer closes properly year-round, the frame may be racked or the door itself badly warped.

Visible rot or structural damage

Press firmly on the bottom edge of exterior timber doors. If it feels spongy or a screwdriver sinks in easily, the door has moisture damage and rot. Rotted timber cannot hold a latch or hinge properly and is a security and weatherproofing issue. This door needs replacing.

Large holes or splits

Hollow-core doors can be damaged badly by a single heavy impact. Small holes can be patched with filler, but a door with a large split or hole through the face is structurally compromised and worth replacing โ€” a new hollow-core door slab is inexpensive.

Security concerns

Old external doors โ€” particularly hollow-core doors used as external doors, or solid doors with worn frames โ€” do not provide the security a modern external door should. If the frame is soft or the door flexes, a lock upgrade alone will not fix the problem.

Draught and energy inefficiency

Older external doors often have large gaps at the bottom and sides. Some of this can be addressed with draught seals. But if the door is badly warped, the frame is damaged or the door is a single-panel design with no insulation value, replacement with a modern door and a properly fitted threshold seal makes a meaningful difference to comfort and energy bills.

What Does Door Replacement Actually Involve?

Door slab vs door and frame

Replacing just the door slab โ€” the door itself without the surrounding frame โ€” is significantly simpler and cheaper. The hinges are removed from the old door and refitted on the new one, which is then trimmed to fit and hung. This works when the frame is in good condition and plumb.

Replacing the complete door set (door, frame and architraves) is a bigger job. The old frame is removed, the rough opening is checked for square and any damage is repaired, and the new frame is fitted and packed level before the new door is hung. This is the right approach when the frame is rotted, out of square or no longer the right size.

Hardware

Door replacement is a good time to upgrade handles, hinges and locks. Soft-close or concealed hinges are popular on interior doors. For external doors, a quality deadlock and door handle set adds security and a polished appearance.

Finishing

New timber doors typically need painting or sealing. Interior doors are usually primed when purchased and can be painted on-site. Exterior timber doors need a proper sealing coat โ€” particularly on end grain and the bottom edge โ€” before installation to prevent moisture ingress.

Handyman vs Specialist: Who Does What?

What a handyman can handle

When you need a specialist

Structural changes โ€” widening or raising a doorway, removing a load-bearing wall section to change a door opening โ€” require a builder and in some cases an engineer. If the opening needs to move or change size, it is outside handyman scope.

Security door installation (screen doors with rated steel mesh and frames) is straightforward for a handyman but the products and fixings are specific โ€” make sure whoever is installing yours understands the requirements for your door opening and frame type.

Typical Costs in Melbourne

These are indicative figures for supply and install in 2026:

Prices vary based on door size, material (hollow-core vs solid-core vs steel-skin), hardware quality, and whether painting is included. Get a quote before you buy the door โ€” dimensions and swing direction need to be confirmed on-site.
