10 Home Maintenance Jobs Melbourne Homeowners Keep Putting Off

Every homeowner has a mental list of things that need doing. Most of us have been adding to it for months — maybe years. We know exactly which door sticks, which tap drips and which gutter is blocked. But somehow those jobs stay on the list.

Here are the ten home maintenance jobs we see most often deferred — and why getting them done sooner almost always saves you money and stress.

1. Cleaning the gutters

Gutters are the most commonly deferred maintenance item we encounter. Most Melbourne homeowners know their gutters need cleaning — they've seen the overflow in heavy rain — but they keep delaying it because it's inconvenient and not immediately visible.

The problem is that overflowing gutters can cause fascia rot, ceiling water damage, foundation issues and damaged garden beds over time. A blocked gutter that costs $150 to clean can turn into a $2,000+ repair job if left for a few more years. Gutter cleaning is one of our most popular services for exactly this reason.

2. Fixing a dripping tap

A dripping tap wastes around 9,000 litres of water per year — that's a significant hit to your water bill. It's also a gradual cause of staining, seal wear and eventually more expensive valve damage. Replacing a washer or cartridge takes under an hour and costs almost nothing in parts.

3. Planing a sticking door

Doors stick as timber swells (winter moisture), hinges loosen (constant use) or frames shift (normal settlement). Most people live with a sticking door for years because it's "not broken." But a door that doesn't latch properly is also a security issue — and one that gets worse over time as the frame wears. A quick plane and hinge tighten fixes it properly.

4. Patching wall holes

Door handles through drywall. Furniture damage. Removed wall anchors. Most homes have a few small holes that have been there so long we stop seeing them. Patching, sanding and painting over them takes a couple of hours and makes the whole room look better immediately.

5. Replacing ripped fly screens

A torn fly screen is one of those things that feels like a minor annoyance until Melbourne's summer mosquito season hits — at which point it becomes very annoying, very quickly. Re-meshing or replacing a fly screen is a quick job that makes a real quality-of-life difference through the warmer months.

6. Oiling the deck

Timber decks need oil or sealer applied every one to two years to stay protected. Most people know this but let it slide until the timber has greyed significantly, started cracking, or boards have begun to rot at the ends. A fresh oil on a well-maintained deck takes a few hours. A deck that's been neglected for five years needs sanding, repair and multiple coats — at several times the cost. Deck maintenance is almost always much cheaper than deck repair or replacement.

7. Fixing a leaning fence

A fence panel that's leaning or a post that's rotting at the base rarely fixes itself. In fact, a leaning panel puts stress on adjacent panels and can cause a domino effect along the fence line if a storm catches it. 8. Pressure washing the driveway

Driveways accumulate years of tyre marks, oil drips, moss and embedded grime. This builds up gradually so it's easy to not notice it — until you see a before-and-after of a driveway that's been pressure washed and realise how different it looks. A clean driveway makes the whole property look better and removes the slip hazard that moss creates. Most driveways take 1–2 hours. 9. Clearing an overgrown garden

Gardens that haven't had attention in a season or two become genuinely difficult to deal with — weeds establish, plants overgrow paths, and what would have been a couple of hours' work becomes a full day. Getting on top of overgrown gardens is one of our most common jobs. Once cleared, regular maintenance is much cheaper than periodic rescues.

10. Checking the deck structure

This one matters for safety. Most people don't think about what's under their deck until something goes wrong. Rotting posts, failed bearer connections and compromised joist hangers can all make a deck structurally unsafe — especially concerning if you're entertaining on it. A quick inspection by someone who knows what to look for is worth doing, particularly on decks older than ten years or after a wet winter.

The Pattern

There's a theme here: most deferred maintenance involves things that are either out of sight (gutters, deck structure), tolerated as minor annoyances (dripping taps, sticking doors), or not obviously getting worse day-to-day (fly screens, fence lean). The problem is that they almost all compound — the longer you leave them, the more they cost to fix.
